About the Role

We are hiring a Commercial & Financial Analyst to support data-driven commercial decision-making across our real estate development and brokerage businesses.

This is not a reporting seat. You will own the analytical work behind pricing, payment structures, inventory performance, client profitability and sales channel efficiency — and your recommendations will feed directly into commercial decisions taken by management.

The core of the role sits in pricing and inventory economics; client and channel analytics and management reporting support it.

Key Responsibilities

Inventory & Product Analysis

• Analyze inventory across projects and properties — profitability, gross and contribution margin, and expected returns.
• Track inventory turnover, days of inventory and sales velocity; identify slow-moving, high-demand and high-margin inventory.
• Break down sales performance by project, building, unit type, size, floor and location, and recommend inventory allocation and sales priorities.

Client Profitability

• Analyze revenue, gross profit and contribution profit by client, client segment and transaction.
• Calculate customer acquisition cost and other client-related costs; build client profitability rankings and segmentation.
• Compare the economic value of new versus returning buyers and identify opportunities to increase customer lifetime value.

Pricing & Payment Terms

• Build and maintain financial models supporting pricing decisions, including scenario and sensitivity analysis on key commercial assumptions.
• Quantify the impact of price changes, discounts, instalment plans and financing terms on margin, sales velocity, liquidity and cash-flow timing.
• Recommend optimal pricing and payment structures based on financial models and market and sales data.

Sales Channel Analysis

• Measure the efficiency and profitability of brokerage, direct sales, digital marketing, referral and partnership channels using revenue, gross profit, CAC, conversion rate and sales cycle.
• Compare channel performance for new versus returning clients and identify where sales and marketing spend should be reallocated.
• Build and maintain regular channel-performance dashboards.

Reporting & Decision Support

• Produce management reports and analytical dashboards, plus ad-hoc analysis for the sales, marketing, finance and development teams.
• Define and monitor key commercial and financial KPIs, and support budgeting, forecasting, business planning and investment decisions.
• Translate complex data into clear, actionable recommendations, and continuously improve data quality and analytical methodology.

What You Bring

Must-have

• 3-5 years in financial analysis, commercial or business analysis, investment analysis, FP&A or a comparable analytical role.
• Strong command of financial modeling and financial statements, and of profitability, margins, cash flow, ROI, CAC and unit economics.
• Advanced Excel / Google Sheets — complex formulas, pivot tables, large data sets and financial modeling.
• SQL, and working command of at least one BI tool (Power BI, Tableau, Looker Studio or similar).
• Track record of building business cases, forecasts, scenarios and sensitivity analyses.
• Ability to present conclusions clearly to non-financial stakeholders, and to run several analytical workstreams independently.
• English - B2

Strong advantage

• Background in real estate development, brokerage or investment — or in banking, consulting or FMCG/retail with heavy commercial analytics.
• Familiarity with real estate metrics: absorption rate, sales velocity, price per m², discount impact, payment-plan economics and project profitability.
• Experience with CRM and sales data, customer acquisition funnel analysis, or development feasibility models.

• Precision and curiosity — you catch inconsistencies in data before they reach management, and you go looking for the trend nobody asked about.
